Access Statement for Peers Clough Farm

 Introduction 
Peers Clough Farm is a 200 year old dairy farm offering B&B accommodation. We welcome riders, walkers and cyclists on the Mary Towneley Loop of the Pennine  Bridleway. Our main aim is to provide a clean, comfortable, welcoming and  friendly stop for those who enjoy the outdoor pursuits of the area, or are visiting for any reason. 
Please note that due to the age, structure and layout of the farm our accommodation may not be suitable for those with limited mobility.

Arrival & Car Parking Facilities 
• Peers  Clough is three-quarters of a mile from the nearest main road.
• The lane  leading to the farmhouse is unlit, single track and bumpy in parts and care should be taken when driving.
• The driveway to the farm is clearly signed and car park can be accessed  from either side of the farm buildings. 
• We have ample car parking  facilities and can also cater for horse box and
trailer parking.
• There are  two steps down from car park level to the door, but this can also be accessed  from the drive with no steps.
• Assistance can be given with luggage of a  reasonable weight 

Main Entrance & Reception 
Please use the  back door of the farmhouse.
• Access is unsuitable for wheelchair users
• The entrance hall is a small farmhouse type and a step down leads to the  guests' kitchen where registration will take place.
• If entering from the  outside courtyard there is a step up into the kitchen and access through a back  porch.
• Floor covering in entrance hall and kitchen is tiled - don't worry  about muddy feet - it cleans easily, but could be slippy when wet. 

Public Areas - General (Internal) 
• The guests'  kitchen is for guests use to make cups of tea, watch t.v. and relax.
• It is  clean on arrival but we understand that wet riders may make an impression!
• The guests' kitchen is also used as a dining room.


Public Areas - WC 
• There are 2 toilets outside in  the courtyard for the use of riders when they arrive, on departure or as necessary- do not put anything other than toilet paper down these toilets!!!
• There is a toilet off the riders kitchen which is for public use or designated for use of the double room - do not put anything other than toilet paper down this toilet!!!

Dining Kitchen 
• Breakfast and evening  meals are served in the guests' kitchen, or with larger groups in the farm kitchen.
• Microwave, mini-oven, toaster, kettle and fridge are available for the use of guests.

We are not licensed to sell alcohol, but you are welcome to bring  your own.

Laundry
• Washing machine is available  in the guests' kitchen for a small charge. 

Bedrooms 
There are three bedrooms:
1. Double room:  is accessed by integral staircase, of old stone

• Windows are high up so no views!
• There is limited space between furniture
• There is a designated shower outside the bedroom and designated toilet at the bottom of the stairs - do not put anything other than toilet paper down this toilet!!
• TV and remote control

Twin rooms are accessed by main farmhouse staircase
2. Twin room 1 :
• There is limited space between furniture 
• The windows are high so do not afford views
• Shared shower and toilet with other twin room
3. Twin room 2
• There is limited space between furniture
• Shared shower and toilet with other twin room
• Please note - our B&B caters mainly for groups who are walking/riding/cycling together and who are happy to share facilities. If you are booking out of season it is possible that there will be no other occupants and that facilities will be available for your sole use.

Bathroom, Shower-room & Wc
• Double room has  walk in shower situated just outside the bedroom door.

• Designated toilet at foot of stairs

• Wash hand  basin (inset into worktop, flat front)

Self-Catering Kitchen 
• Guests' kitchen has  tea/coffee making facilities
• Fridge, mini oven and microwave for guests’ use
• Aga cooker may  be on if weather is cold/wet and can be used to warm food, plates etc, dry wet  clothes!
• Sink for hand washing
• All access routes from this kitchen  have a step up or down 

Outdoor Facilities 
• Stabling and paddocks are  provided for visiting horses with straw bedding and hay or haylage
• A secure tack room is available for saddlery and garage for mountain  bikes.
• Hosepipes are available for wash-off.
• Undercover courtyard area for leaving boots and outdoor clothing, smoking, admiring the view

• Pony trekking is available from the farm

Grounds and Gardens 
• Peers Clough Farm is on a  hill and the garden areas are inclined or terraced.
• Tables, chairs and  benches are situated around the garden areas or in the courtyard for guests'  use.
• Guests may smoke in the garden areas or courtyard, but not in the barn or stableyard.
• Toilets are available in the courtyard - do not put anything other than toilet paper down these toilets!!
• Extreme care must  be taken when horses are being moved around the yard.
• Guests are welcome  to visit horses outside or on the yard, but should not go into fields or stables  and we accept no responsibility for ponies nibbling guests!
• Guests are  welcome to walk on any public footpaths around the farm and enjoy the stunning  scenery.
Bins are located in the courtyard for household waste and the recycling of
paper/ card
cans / glass / plastics


Additional Information 
• Information packs are  available in all rooms and we would ask guests to read these and familiarise  themselves with emergency evacuation procedures.
  • Wifi is available 
  • Mobile phone reception is mostly good but cannot be guaranteed.
  • Water and sewerage - water is provided by borehole and complies with Private Water supply regulation 2016
  • Sewerage is by septic tank - do not put anything other than toilet paper down the toilets!!!                                                                                              • Dogs and other animals are welcome  by arrangement .

The Cottage@ Peers Clough Farm
The Cottage is accessed from the covered courtyard down 3 steps into the kitchen or through the front door up one step into a small porch with vinyl floorcovering. Free wifi is available
