Access Statement for Peers Clough Farm and Cottage
The Cottage@ Peers Clough Farm
Directions to BB4 9NG:
Your sat nav should bring you here, but the following will help with the last bit of the journey.
From Burnley Road East B6238 turn into Peers Clough Road. This is clearly signed from both directions so don't let sat nav take you any other way.
Please be aware that Peers Clough Road is a single track farm lane with passing places and is unlit, if you are arriving after dark.
Proceed with care as some parts can be bumpy especially after bad weather.
Continue up the hill (approx half a mile) until you reach a gate with Peers Clough Farm on it and turn left here.
Follow the lane to the cream coloured farmhouse on the hill, bearing right at the sign to Peers Clough Farm. Do not go over the cattle grid marked Peers Clough Cottage, this is a separate property.
Ample parking to the rear of the farmhouse opposite the large barn.
To enter the cottage:
From the car park take the steps down to the door of the cream coloured farmhouse
and turn right and follow the Holiday Cottage sign through an open doorway into a covered courtyard. Turn left and the entrance to the cottage is on the right down some steps.
Arrival & Car Parking Facilities
• Peers Clough is three-quarters of a mile from the nearest main road.
• The lane leading to the farmhouse is unlit, single track and bumpy in parts and care should be taken when driving.
This is a farming community and you may meet farm machinery or activity.
• The driveway to the farm is clearly signed and car park can be accessed from either side of the farm although the sign will direct you to the right/front of the buildings.
• We have ample car parking facilities and can also cater for horse box and
trailer parking.
• There are uneven steps down from car park level to the door, but this can also be accessed from the drive with no steps.
The Cottage is accessed from the covered courtyard down 3 steps into the kitchen or through the front door up one step into a small porch with vinyl floorcovering. Free wifi is available.

Peers Clough Farm is a 200 year old dairy farm.
Please note that due to the age, structure and layout of the farm the accommodation may not be suitable for those with limited mobility.
B&B accommodation is limited to those who have booked a riding break and are happy to share the house with the host.
Self catering may be an alternative for larger groups or if the cottage is not available (exclusive use) .

• The entrance hall is a small farmhouse type
• Floor covering in entrance hall and kitchen is tiled - could be slippy when wet.

• Please note - our farm caters mainly for people who are walking/riding/cycling together and who are happy to share facilities.

• Peers Clough Farm is on a hill and the garden areas are inclined or terraced.
• Tables, chairs and benches are situated around the garden areas or in the courtyard for guests' use.
• Guests may smoke in the garden areas or courtyard, but not in the barn or stable yard. There is a cigarette disposal bin in the courtyard. Please do not leave cigarette stubs on the ground.
• Toilets are available in the courtyard - do not put anything other than toilet paper down these toilets!!
• Extreme care must be taken when horses are being moved around the yard.
• Guests are welcome to visit horses outside or on the yard, but should not go into fields or stables and we accept no responsibility for ponies nibbling guests!
• Guests are welcome to walk on any public footpaths around the farm and enjoy the stunning scenery.
Bins are located in the courtyard for household waste and the recycling of
paper/ card

- Information folder is in the kitchen. This gives details of hot water, heating and kitchen appliances. Please make sure you are familiar with exits in the case of fire.
- Smoke alarms are fitted to current standards
